What SCHI Looks For
Property Conditions in Context — Not a Pass-or-Fail Checklist
A home inspection is a visual, non-invasive evaluation of accessible systems and components. Conditions are considered together so clients understand significance, likely next steps and where specialist evaluation may be appropriate.
Roof drainage, grading, exterior finishes, penetrations and visible conditions that may influence water movement around the building.
Accessible structural components, floors, walls, ceilings, stairs, windows, doors and other visible interior conditions.
Accessible distribution components, fixtures and visible installation or condition concerns are reviewed and explained.
Accessible equipment, distribution, attic conditions, insulation and ventilation are evaluated within the scope of the inspection.
Niagara Experience
Local Properties Are Not All the Same
Niagara properties include older housing, renovated homes, newer subdivisions, rural properties, waterfront-influenced locations and buildings with very different maintenance histories. SCHI avoids generic assumptions and evaluates the visible condition of the individual property.
✓ Moisture and drainage observations
✓ Older and updated building systems
✓ Attic, insulation and ventilation conditions
✓ Exterior and roof access limitations
✓ Practical maintenance implications
✓ Clear explanations without unnecessary alarm
Frequently Asked Questions
Questions Clients Commonly Ask
Is thermal imaging included?
Yes. Thermal imaging is incorporated into SCHI's inspection process where it can provide useful additional information; it is not positioned as a separate inspection tier.
Can a drone be used to inspect the roof?
When conditions, regulations and the property make it appropriate, drone viewing can help visually assess roof areas that cannot be safely or readily accessed conventionally.
Will you explain the findings?
Yes. SCHI's inspection approach is educational. Significant observations are explained in practical language so you can better understand what matters and what next steps may be appropriate.
Does an inspection guarantee there are no hidden problems?
No. A home inspection is visual and non-invasive and cannot reveal every concealed or future condition. The goal is to provide a thorough evaluation of accessible, observable conditions at the time of inspection.
A Better Inspection Experience

SCHI is designed to give clients useful information in proportion to the condition observed. Significant concerns are explained clearly, routine maintenance stays in context, and questions are welcomed.
